How the grade works.
A score out of 100 from five weighted categories, each traced to the records behind it.
Five categories, fixed weights
Every operator is graded on the same five categories, and the weights don't change between operators.
| Category | Weight | What it reads |
|---|---|---|
| Experience | 25% | Recorded purchases and sales over time, across every linked entity. |
| Performance | 25% | Holds and margins on completed projects where both prices were recorded. |
| Legitimacy | 20% | State registrations, licences and named principals. |
| Risk | 20% | Federal cases, unreleased liens and tax-lien certificates, weighed as a rate for large operators. |
| Scale | 10% | Value held and recorded lending relationships. |

Not scored is not zero
If a category has no readable records, for example no priced sales in a state that doesn't disclose prices, it's marked not scored. The other categories carry the grade, and the confidence level drops to say so.
Wholesale deals are graded as wholesale
A resale within a week is a double close, not a renovation. Tractline keeps those apart, so a wholesaler isn't graded on renovation margins and a renovator isn't flattered by fast assignments.
